Flax Place
Flax Place is a landmark Build-to-Rent (BTR) development located on a 0.5-hectare brownfield site in Richmond Hill, just east of Leeds city centre. The scheme delivers 300 high-quality residential units, with additional provision for retail space, a GP surgery, and a shared podium, all designed to integrate seamlessly with the surrounding Saxton Gardens neighbourhood.
The architectural concept is defined by a series of dynamic, sliding planes that step across the site on a north-south axis, rising from 8 to 14 storeys. This massing strategy responds sensitively to the local topography and urban grain, creating a visually engaging skyline. At ground level and across a series of stepped rooftops, the landscape design continues the sliding plane motif, blending hard and soft elements into a sequence of formal and informal communal spaces.
Originally conceived for traditional construction, the scheme was later adapted for volumetric modular delivery and designed in line with Design for Disassembly (DfD) principles. A rationalised plan enabled a single module width to accommodate one-, two-, and three-bedroom apartments, all meeting national space standards and optimising construction efficiency.
